1. Standard Cancellation Policy In accordance with our booking terms, the following cancellation fees apply to all direct bookings:

• 60+ Days Prior to Arrival: Full refund of the booking amount (less a $150 administrative and marketing fee).

• 30–60 Days Prior to Arrival: 50% of the total booking value is forfeited. The remaining 50% will be refunded.

• Within 30 Days of Arrival: 100% of the booking value is forfeited. No refund will be issued unless the property is re-let for the same period and value.

2. Mechanical Failure & Force Majeure If the property becomes uninhabitable due to an "Act of God" (e.g., bushfire, storm damage) or essential mechanical failure (e.g., no hot water or electricity) that cannot be fixed within 24 hours:

• Henry Property Services will offer a full refund or a credit for a future stay.

• Our liability is strictly limited to the refund of the booking amount; we are not liable for alternative accommodation costs, travel expenses, or other consequential losses.

3. Third-Party Bookings If you booked via Airbnb, Stayz/Vrbo, or Booking.com, the cancellation policy selected on that platform takes precedence over this policy. Please refer to your booking confirmation on that site for details.
